The FCL Advantage in Manufacturing & Specialty construction projects: Whether the project is a “standard” empty shell, an interior buildout, or a one-of-a-kind facility, we can leverage our expertise across many types of projects in regions around the country to deliver a sound design-build solution.
The 155-acre campus comprises four buildings, totaling 1.6 million square feet, and houses nine manufacturing tenants.
A key element of the development involved the relocation of a tributary of the nearby Lake Calumet Shipping Channel. This innovative brownfield development was recognized with the prestigious “National Phoenix Award” by the EPA for its excellence in environmental sustainability.
The project faced challenges with poor soil conditions, which required dynamic compaction techniques. To ensure stability, foundation systems consisting of hundreds of steel piles were driven into the hardpan clays approximately 70 feet below finished grade, providing a solid base for the buildings and supporting the long-term viability of the site.
